Mixed use development comprised of 2 apartment sites and a retail parcel

Burnside Farms is a 155 acre mixed use development located in Columbia, SC near Fort Jackson and 7 miles from downtown Columbia. When fully developed, Burnside Farms will have 500 single family homes, over 500 apartments within two developments and approximately 10 acres of commercial property which includes a CVS, Walgreens and Tractor Supply.

SCPI through Burnside Farms Development, LLC acquired the remaining 34 acres of the community in December 2020. SCPI plans to develop both apartment parcels and the commercial parcel in three phases.

 

 

Phase I

Development of an 18.8 acre 308 Unit Apartment Site

A 308 unit Class A apartment community with resort style amenities. The Community will consist of studios, one-bedroom and two-bedroom apartments as well as two-bedroom and three-bedroom townhomes. This first phase will be on approximately 19 of the 34 acres. Construction is expected to start the first quarter of 2022.

Phase II

2.75 acres of Retail

A commercial development on 2.75 acres. The property could be sold as one parcel or could be divided into two parcels. The plan is for retail and/or a restaurant to be developed on the parcel. The planned completion of the access road is for summer of 2022.

Phase III

12.5 acre Apartment Parcel

A Class A apartment community also with resort style amenities. This phase will not be started until the first apartment community is completed. Style and number of units will be determined by market acceptance of the first community. Scheduled start date to be determined.

  • David English and his team have been responsible for the design of over 100,000 units nationally specializing in multifamily residential projects including Military Privatization, high rise, mid-rise, garden, and high-density infill projects. English & Associates designed The Mason project.


CentreMarc Construction Company, LLC, Valdosta, GA

  • CentreMarc Construction Company is an experienced multifamily construction company, providing expertise for projects of broad scope and complexity. Through its integrity, commitment and innovation, CentreMarc has developed a successful record and trust among its clients. CentreMarc was formed in 2009 with capabilities in general construction, construction management and renovation. CentreMarc utilizes extensive regional and national resources for subcontractors and suppliers. With principal involvement in all projects, the management at CentreMarc has over 100 years of combined experience. CentreMarc was the contractor for both The Mason and The Hudson projects.


Greystar, Charleston, SC

  • Founded in 1993, Greystar has grown from its start in Houston, Texas to become the global leader in multifamily real estate management. Greystar can offer services not available from other property managers, including a full-scale talent acquisition platform, property transition teams, and performance analytics group focused on compiling, analyzing, and interpreting vast data to bring significant additional value to the properties it manages. Greystar managed both The Mason and The Hudson.


Thomas and Hutton Engineers, Columbia, SC

  • Thomas and Hutton are a regional engineering firm with offices throughout the Southeast. They have extensive experience and an excellent track record in civil engineering. The Columbia office has worked closely with SCPI during the due diligence and planning of the Burnside Farms overall plan. Thomas and Hutton were the civil engineers for The Hudson.


Sean Griffin, Owner’s Representative

  • Sean Griffin has over 17 years of multifamily construction management experience. He has worked as a project manager for Wood Partners, Greystar and Fairfield Residential Group. Mr. Griffin has overseen the construction of 15 multifamily projects from Virginia to Texas. Mr. Griffin will oversee the construction of the project on behalf of SCPI and along with the principals be actively involved with the development of the project. Mr. Griffin was the project manager for The Mason.
